Redbridge property licensing: which wards need a licence
Redbridge runs two selective licensing schemes covering 17 of its wards, plus additional licensing for smaller HMOs across the whole borough. If you let a home in Ilford, Seven Kings, Goodmayes, Barkingside or South Woodford, check whether it needs a licence.
The two selective schemes
One scheme covers the Valentines and Ilford Town wards. The second, which began in April 2024, covers 15 further wards including Goodmayes, Seven Kings, Barkingside and South Woodford. A licence is needed for homes let to a single person, two people or a single household.
Fees
For applications made between 1 April 2026 and 31 March 2027, the council’s fee is £997.69 per property, paid in two parts. The council offers a small discount on the second part for accredited landlords.
HMOs
A borough-wide additional licensing scheme covers smaller HMOs. Larger HMOs with five or more people from two or more households need a mandatory HMO licence, as everywhere in England.
Penalties
The council says renting without a licence is illegal and can lead to fines or prosecution, that you cannot evict without a licence, and that tenants can reclaim up to 12 months’ rent.
We confirm the ward, apply and meet the conditions for you. See property management in Ilford and Redbridge.
